ANSYS, Inc., a leading creator of engineering software used across a broad spectrum of industries, wanted to reduce operating costs and update the firm's homespun image to more closely mirror its high-tech multinational clients with a new corporate headquarters. ANSYS leads the cyber revolution that is altering how companies create virtual prototyping to minimize new product introduction costs and speed time-to-market.
ANSYS decided to consolidate three marginal buildings into a single facility to achieve their objective. ANSYS first considered an existing building, but few accommodated the company's need for low-cost open space and efficient workflow. The Alter Group worked with ANSYS' broker and proposed a build-to-suit-for-lease with financially attractive tax abatements. This solution lets the company occupy a custom-designed building at a cost equal to that of existing space in the suburban Pittsburgh market.
The Alter Group selected and acquired a site within a high-profile business park that was 15 feet above street level and designed an imposing building entrance that projected ANSYS' progressive image. We also banked land for potential future expansion.
The two-story, 110,000 SF building has a large floor size and deep core - 40 feet from core to perimeter -- to facilitate employee movement through the building and to maximize natural light in the space. Above-standard fiberoptics, HVAC systems and power supplies support the company's significant technological requirements. The ANSYS building's footprint and technical infrastructure formed the basis for KappaCore, one of The Alter Group's proprietary ReadiDesign office models.
